US Government Auctions does not provide refunds.

Given the dynamic nature of the real estate market, properties are sold on a first-come, first-served basis and cannot be placed on hold. Once you have conducted your due diligence and are ready to proceed with the purchase of a property, you may submit the down payment. However, should you choose not to retain the property or terminate the “Standard Agreement of Sale,” the deposit, document fees, and any payments made are non-refundable

All properties are sold in “As Is, Where Is, and with All Faults” condition as of the date of sale. All sales are deemed final. Buyers are informed that the Seller will disclose all known facts concerning the property. Furthermore, buyers acknowledge that all properties are sold subject to existing covenants, conditions, restrictions, reservations, exploration and mineral rights, easements, rights of way, assessments, zoning regulations, and any other land use restrictions, whether recorded or unrecorded.

How to Perform Due Diligence?

In real estate investment, numerous factors require consideration, including but not limited to zoning regulations, accessibility, utility availability, tax obligations, topography, HOA/POA regulations, available resources, neighboring properties, and mineral rights. The majority of the properties we offer for sale have been acquired in bulk and without physical inspection, thus limiting our available information on specific parcels. While we strive to provide all available information on each property, we advise you to independently verify this data with the relevant county or governing body. Additionally, we recommend gathering any additional information you deem necessary to make an informed decision before purchasing the parcel.

Are the Images on the Listing Representative of the Property?

We make every effort to feature actual photos of the properties on their respective listing pages. However, for many of the rural properties listed, we may not have had the chance to personally visit and capture photographs. In such cases, we include images of the surrounding area to provide a general impression of the property’s surroundings. Our aim is to gradually obtain individual photos for each parcel, and we will update the property pages accordingly. Any property with specific photos of the parcel will be clearly indicated in the listing. In most instances, we provide Google photos.

What if I Can't Visit the Property in Person?

A significant portion of the properties in our inventory were acquired in bulk and sight-unseen, meaning we haven’t had the chance to visit them ourselves. While we strive to provide satellite imagery and mapping to offer potential buyers a virtual glimpse of the property, it’s important to note that this doesn’t convey topographical details. While many customers feel confident purchasing based on the information provided in the listing, nothing substitutes physically visiting the parcel to assess its suitability. We encourage every buyer to conduct their own due diligence to ensure they are satisfied with their investment decision.

PROPERTY INFORMATION

May I Reside on the Property While Making Payments?

If you are utilizing owner financing and not purchasing the parcel outright, residing on the property while making payments is not permitted, but RVs are permissible. While recreational use of the property is allowed during the loan payoff period, obtaining permits to live on the property or commence construction is not permissible until the property has been fully paid off and the deed transferred. However, if your account remains in good standing, you may utilize the property for any purpose that the county deems appropriate without requiring a permit, including camping. As always, it’s advisable to confirm with the county regarding any activities or circumstances that necessitate a permit.

Where is the Property Located and How Can I Locate It?

We feature Google Maps for property mapping within each listing. Upon request, we can also provide GPS coordinates for locating the property and obtaining driving directions. Given that many of the properties in our inventory are situated in extremely rural areas with limited cell phone service, we recommend downloading map information to your smartphone for offline use prior to visiting the property.

Does the Property Have Utilities?

Unless specified otherwise in the description, the majority of rural properties in our inventory are considered “off-grid” and do not have utilities. We encourage you to conduct thorough due diligence.

Are There Any Back Taxes or Liens Against the Property?

All properties in our inventory are guaranteed to be “free and clear” at the time of conveyance. However, buyers have the option to purchase title insurance or opt for a traditional escrow process at their discretion and expense.

What is the Yearly Property Tax Obligation?

Property taxes can significantly differ depending on the county and state. Each listing provides a monthly pro-rated breakdown of the annual property taxes. US Government Auctions is responsible for covering the annual property taxes and any HOA fees until the completion of the purchase. At that point, the deed and tax liability are transferred to the buyer. All taxes and HOA fees are pro-rated into your monthly payment.

Can You Arrange a Property Viewing?

As a non-traditional real estate company headquartered in California, US Government Auctions is unable to facilitate in-person property showings due to the geographical distribution of the parcels we sell. However, we do offer maps and GPS coordinates to assist potential buyers in locating the property before making a purchase.

Is the Property Surveyed?

All properties listed on US Government Auctions are undeveloped, with the majority not having been surveyed. While it is advisable and often necessary to conduct a property survey before commencing development, customers have the option to arrange for a survey at their own discretion and expense.

What is the Zoning of the Property

We strongly advise all buyers to conduct their due diligence by contacting the county where the property is situated, typically the planning & zoning or planning & development department, before purchasing. This ensures clarity on permissible and prohibited activities on the property.

Can I Park an RV or Mobile Home on the Property?

Zoning regulations and usage restrictions vary by county. We recommend contacting the county directly to ascertain permitted and restricted activities on the parcel, including any applicable time limits or necessary licenses or permits.

Can I Commence Building on the Property While Making Payments?

For owner-financed properties, we retain the deed until the property is paid in full. As most counties require building permits to be obtained by the primary deed holder, building while making payments is typically not feasible. Once the property is fully paid off, the building process may commence.
